Short-Term Rentals & ROI: What You Need to Know First
Price/m2 can be a misleading indicator in Medellín real estate. Even within the same comuna or neighborhood, prices can vary drastically depending on the very exact location, street, building type and amenities, or the floor the apartment is on and the view it has.Each unit must be analyzed individually. No average tells the full story.Also: Many sellers will show inflated ROI projections based on Airbnb-style short-term rentals — even when the unit is in a residential building where that kind of rental is technically prohibited. This is a common marketing tactic, but increasingly risky. The city and many homeowner associations are moving to limit or prohibit short-term rentals in residential buildings.There are buildings legally designed and approved for these kinds of rentals, but most are not — and it’s crucial to know the difference before buying.

🏙️ Apartments:• Lower maintenance
• Often include shared amenities like pools, saunas, gyms
• Easier to manage for rentals or resale
• Monthly HOA fees, and sometimes limitations on what you can do with your unit🏠 Houses:• More control and flexibility — you own the entire building and the land it’s built on
• Potential to build additional floors, open new entrances, or customize freely - you can have your own building in Medellín!
• Can be much more lucrative — but only if local regulations allowIf you’re buying a house, it’s essential to verify:
• How many floors can you legally build?
• What is the maximum permitted height?
• Are there zoning or usage restrictions?This kind of investment offers freedom, but it comes with more responsibility. Both options have their strengths — the right choice depends on your budget, strategy, and lifestyle.🌄 Country Houses (Fincas)Outside the city, many investors are buying fincas — rural homes that offer both lifestyle and business potential.Some are used for retreats or eco-Airbnb rentals. Others are personal getaways. Many have land for cultivating coffee, cacao, tropical fruits, or just enjoying space and nature.Depending on the location, you may get river access, mountain views, water sources, and lots of tranquility — in colorful, traditional Antioquian villages full of character and coffee aroma.
🧭 The Main Neighborhoods for Property Investment in Medellín
El PobladoEl Poblado is the most touristic, most upscale, and most internationally known area of Medellín. It’s where most foreigners stay when visiting, and where you’ll find the highest concentration of luxury condos, rooftop bars, coworking spaces, fine dining, and nightlife.It’s also the area with the highest price per square meter in the city, and where you’ll find both premium and overvalued properties, depending on micro-location and finishes.
It offers exclusivity, amenities, and lifestyle — and that’s why it remains a top choice for many buyers, despite increasing prices.LaurelesLaureles has become the main alternative to El Poblado, offering a flatter, more walkable environment with a mix of traditional charm and increasing international presence. It’s residential, but with a bohemian vibe — cafés, bars, coworking spaces, and more and more foreigners choosing to live here.Laureles is also more affordable than El Poblado, but prices have been rising as interest grows.EnvigadoEnvigado is technically its own municipality, but it’s part of the metropolitan area and fully integrated into the city’s life and transport system. It’s known as one of the greenest and most pleasant areas to live in — consistently ranked as the municipality with the best quality-of-life in Colombia.People are friendly, the streets are clean and tree-lined, and it’s very well connected by public transport and you can take a taxi to El Poblado in 15 minutes for around 3 dollars. It’s more affordable than Laureles or El Poblado, and many residents say they’d never live anywhere else.I live in Envigado, and it’s my favourite choice due to its closeness to nature, local vibes and affordability.BelénBelén is a green, central, and residential comuna that offers very good value. It’s large and diverse — so any reference to price per square meter across the whole area is useless without context. The specific barrio, the street, and the building type matter enormously.Some parts of Belén (especially near Laureles or major avenues) are appreciating quickly. It’s a mix of traditional life, strong rental demand, and growing attention from local and foreign buyers alike.La AméricaComuna 12 — increasingly popular due to its central location and affordability. Well-connected by public transport, and with a growing number of new developments, it’s one of the areas that may not stay “under the radar” much longer.Buenos AiresClose to the center, this neighborhood has colonial houses, growing development, and a very local charm. It’s an emerging area with affordable properties, great views, and lots of potential — but, like anywhere, you need to assess each case individually.CentroMedellín’s historical and commercial center. Noisy, dense, and sometimes chaotic — but also full of energy, culture, and opportunity. Some areas are rougher than others, and conditions vary widely from block to block. But for certain strategies, it can offer very interesting returns.SabanetaIn the south, this municipality has grown fast thanks to modern residential towers with panoramic views and strong local services. It’s still part of the metropolitan area, and many new buildings are designed with investors in mind.BelloTo the north of the city, Bello is a separate municipality very-well connected via public transport (metro, buses). It has a reputation as a working-class area, but new developments and infrastructure projects are changing that. Some zones now feature brand-new units with promising long-term appreciation.
